It is exciting to be in the process of purchasing a home, and I witness that thrill every single time! I work with first time home buyers as well buyers who have gone thru many real estate transactions. The one aspect of the inspection that has changed the most in the last past 5 years is having the ability to do a sewer scope test to verify the integrity of the sewer line between the house and the city line usually located at the curb. That is an important test because its failure could mean $ 4,000 to $8,000 in repairs to you, future home owner. It is recommended that the test be done if the house is 30 years of age and older. I do however want to stress to you, potential buyer that the sewer scope is one of many test that should be performed during the inspection period. (Please read the attached document above.) The norm in the industry for the inspection period is 10 business days unless you have a compelling reason (strategic) not to take advantage of them all.
